A reason in the person of the buyer that is unreasonable for the community, such as demonstrably missing solvency for the housing fee (Hausgeld). Personal dislike is not enough.

Does the consent also apply to compulsory auctions?

Yes, an agreed restriction on disposal also applies to disposal by way of compulsory execution or by the insolvency administrator (Section 12 (3) WEG).
