Can the tenant terminate a fixed-term lease early?

During the fixed term, ordinary termination is excluded for both sides. Extraordinary termination or a termination agreement remain possible.

Does Section 575 BGB also apply to furnished rooms?

There are exceptions for living space for temporary use and certain furnished rooms in the landlord's own residence (Section 549 (2) BGB).
