Bremen is rarely at the top of the list when investors talk about cities. Hamburg is more expensive and better known, Hannover is closer to many buyers. Nevertheless, it is worth a look: Used apartments cost an average of around €2,520/m² in 2025, and rental apartments are scarce.

Whether that is enough is decided by numbers. Bremen has good sources for this: an appraisal committee, a qualified rent index, and annual monitoring by the construction authority that evaluates the asking rents of each district. We have compiled this data, each with source and status.

Finally, we calculate two apartments, one used and one new. Both calculations also show what comes out of your pocket every month.

A growing population of 588,413 (end of 2025), 54% single-person households, a structural vacancy of only about 1%, and asking rents that have risen by 23% from 2020 to 2024 speak for Bremen. Used condominiums cost an average of around €2,520/m² in 2025. In contrast, there is an unemployment rate of 10.6%, rent control and a lowered cap limit until 2029, and a forecast according to which the state's population will hardly grow by 2044. Fully financed, you usually pay extra every month at today's interest rates.
