Buy-to-let properties in Rostock: Figures, locations and an honest calculation
Kevin Celentano · 2026-10-13
Rostock is the most important economic centre in Mecklenburg-Vorpommern. For real estate investors, the Hanseatic city offers a combination that is rare in eastern Germany: a very high proportion of renters and a vacancy rate that, at 2.7%, is significantly below the national average.
But Rostock is also a city of contrasts. Between the sought-after Warnemünde on the coast and the large Plattenbau districts in the north, purchase prices and rents vary widely. In addition, the rent control applies in the city, which limits the potential for rent increases.
We have compiled the official figures and are calculating a flat, with the monthly additional payment before and after tax.

02Population and demand
Rostock has grown steadily since the reunification, but the peak seems to have been reached. At the end of 2025, 211,568 people lived in the city, 425 fewer than in the previous year. The municipal statistics office expects a further slight decline to around 208,000 inhabitants by 2040.
For investors, the internal structure is more important than the total number:
- High renter share: 83% of Rostockers live in rented accommodation. This is an excellent value for investors.
- Small households: 55.6% are single-person households. The demand for 1- and 2-room flats is therefore high.
- Low vacancy: 2.7% vacancy means that the market is tight. "Long-term vacancy" (over 12 months) is only 1.3%.
03Economy and labour market
Rostock is the economic engine of the state. With the port, maritime industry, tourism, and a strong university medicine, the location is broadly positioned. More than 100,000 people work in the city, and the commuter surplus is high at over 12,000.
The unemployment rate in September 2026 was 7.9%. For an eastern German city, this is a solid value, although the transition to higher-quality service jobs is still ongoing.
04Rents, purchase prices and rental yield
Rostock has a rent index, which currently shows an average net cold rent of €7.72/sqm. However, there are significant differences depending on the year of construction and location. New advertised rents are sometimes significantly higher, but are limited by the rent control for existing buildings.
Purchase prices have risen significantly. The Committee of Valuation Experts names average prices of around €3,400/sqm for used flats. In Warnemünde, prices are often over €5,000/sqm.
05Districts at a glance
| Location | Characteristic | Potential | More suitable for |
|---|---|---|---|
| Stadtmitte / KTV | Historic, sought-after, university-near | High, very stable | Students, young professionals |
| Warnemünde | Coastal location, very high prices | High value stability, low yield | Wealthy investors |
| Südstadt | Residential complexes, university-near | Good rentability | Families, students |
| Groß-Klein / Schmarl | Large housing estates (Plattenbau) | Yield-oriented, higher risk | Risk-conscious investors |
06Conclusion: Investment in Rostock?
Rostock is a safe harbour in eastern Germany. The low vacancy and the high proportion of renters are strong arguments. However, the initial yields are low, and the rent control limits the potential.
- Positive: Very low vacancy, high renter share, strong economic centre, Hanseatic stability.
- Negative: Rent control, low initial yield, stagnating population forecast.
An investment in Rostock is suitable for investors who value stability and security of rental income more than high current cash flow.
