You are looking for a location where a let apartment still really yields something, and Salzgitter pops up. Purchase prices are among the lowest in Lower Saxony, and the calculated rental yield is often twice as high as in nearby Brunswick or Hanover.

But Salzgitter is not a typical city. It consists of 31 districts, some of which are kilometres apart, and its economy depends on a few heavy industrial giants. At the same time, the vacancy rate is one of the highest in the state.

We have compiled the official figures and, at the end, will calculate the figures for a typical apartment honestly.

02Population and demand

At the end of 2025, Salzgitter officially had 105,671 inhabitants. The city grew slightly (+0.6%) in 2025, but the long-term trend is different. The State Statistical Office expects the population to fall by 2.6% by 2040 and by nearly 4% by 2045. This makes Salzgitter one of the few German cities with over 100,000 inhabitants that is shrinking in the long term.

A special feature is the structure. Salzgitter was only founded in 1942 as a "planned industrial city". There is no single centre, but two large focal points: Salzgitter-Lebenstedt in the north and Salzgitter-Bad in the south.

03Economy and labour market

Salzgitter is a powerhouse of heavy industry. With over 60,000 jobs and a huge commuter surplus (33,689 inbound, 14,586 outbound), the city is an important economic factor for the region.

The big three are:

  1. Salzgitter AG: Steel production with several thousand employees.
  2. Volkswagen: The plant in Salzgitter is being transformed into a cell factory for electromobility.
  3. Alstom: Production of trains and rail technology.

The high unemployment rate of 10.9% (August 2026) shows the flip side. Many people in the city depend on transfer payments. For landlords, this means that the "Jobcenter as tenant" is a common reality here, which can provide security but also brings specific challenges.

04Mieten, Kaufpreise und Mietrendite

Salzgitter is cheap. The 2022 Census determined an average net cold rent across all contracts of only €5.79/m². Current listings on portals are higher, at an average of €7.24/m² (as of 1 Oct 2026).

Purchase prices are at a level that has almost disappeared elsewhere in Germany. According to the appraisal committees, an existing condominium cost a median of only €1,290/m² in 2025. For apartments built between 1950 and 1977, the median was even lower at €1,020/m².

This leads to very high calculated yields. We have calculated for an apartment built between 1950 and 1977 (€1,020/m²) with three rent assumptions.

Gross rental yield of an existing apartment in Salzgitter (own calculation)
Census average rent €5.79/m² (Factor 14.7)

Own calculation, as of 13 Oct 2026: Purchase price €1,020/m² (Lower Saxony appraisal committees, reporting year 2025, built 1950–1977) divided by the annual net cold rent per m². Before costs and taxes.

These figures are attractive, but they come with a "risk premium". The market expects higher costs for vacancy, renovation, and management.

05Districts at a glance

In Salzgitter, the district is everything. Lebenstedt and Bad are the only real urban centres.

DistrictCharacterStatus
LebenstedtAdministrative centre, north, most inhabitantsMixed, areas with social challenges (e.g. Fredenberg), high demand for small apartments
Salzgitter-BadTraditional centre in the south, more tranquilSolid residential location, popular with older tenants and families
ThiedeClose to Brunswick and the VW plantPopular location for commuters, lower vacancy

06Summary: Is Salzgitter worth it?

Salzgitter is a location for experienced investors who are looking for high cash flow and can handle difficult tenancies and vacancies.

  1. High yield: Brutto yields of over 7% are realistically achievable.
  2. Low entry barrier: An apartment for €60,000 to €80,000 is common here.
  3. Vacancy risk: The high vacancy rate is the main enemy. You must buy in a location that is sought after even in a shrinking city.
  4. No rent control: Unlike Wolfsburg or Brunswick, there is no rent control in Salzgitter.

Our recommendation: Only buy in Salzgitter if you know the district and the house. A "cheap" apartment in a district with high vacancy can quickly become a loss-maker. Thiede and parts of Bad are usually more stable than large parts of Lebenstedt.

FAQHäufige Fragen

Is an apartment in Salzgitter worth it as an investment?

Salzgitter offers high rental yields (often 6-8%) and very low purchase prices. However, the risk is higher than in other cities: the vacancy rate is 6.6%, the population is shrinking, and unemployment is high. It is a location for experienced investors who can manage difficult tenancies and select the right district.

How high is the rental yield in Salzgitter?

Gross between about 6.5 and 8.5% for an existing apartment, depending on the condition and rent. For a 1960s apartment at €1,020/m² and a rent of €6.80/m², the gross yield is exactly 8.0%. This is significantly higher than in the surrounding area, but includes a risk premium for vacancy.

How much does a condominium cost in Salzgitter?

Existing condominiums cost a median of €1,290/m² in 2025 according to appraisal committees. Apartments from the 1950s to 70s were even lower at €1,020/m². New builds are rare and cost around €2,720/m².

Which districts in Salzgitter are interesting for investors?

Salzgitter-Thiede is popular due to its proximity to Brunswick and the VW plant. Salzgitter-Bad is considered a solid, rather quiet residential location. In Salzgitter-Lebenstedt, the largest district, one must differentiate precisely: there are good locations, but also areas like Fredenberg with social challenges and higher vacancy risks.

Is there rent control in Salzgitter?

No. In Salzgitter, there is currently no rent control (Mietpreisbremse) and no reduced cap (Kappungsgrenze). For new lettings, the rent can be freely agreed, and for existing contracts, the statutory cap of 20% in three years applies.
